Why moving house in the UK costs £20k

I am in the process of moving house at the moment, from Camberley Surrey to Newbury Berkshire. It is expensive. Many people are surprised when I tell them that moving house costs £20k. That is because Stamp Duty on a £300k house is £10k, estate agents fees are £5k, solicitors fees are £2k, loan fees (for mortgage and survey) are £1k plus other expenses including removals etc = £20k. I am pleased to say however that Beverley saved the estate agents fee by selling the house on e-move instead. With e-move the seller shows people around and does the negotaiting. There are other ways to make savings like, hiring a van not a removal company. It need not cost £20k but there is not much change.
